The best muhurta for starting construction of a new house is one where the Moon is strong in a kendra or trikona, the 4th lord is well-placed, and Jupiter aspects the 4th house or its lord. No single muhurta guarantees a trouble-free build, because the muhurta chart operates as a secondary chart superimposed on your natal chart. The 4th house of the muhurta represents the house itself, the 12th represents the total expenditure, the 2nd represents the family's accumulated wealth, and the 11th represents the gains you will eventually enjoy from the property. The 5th and 9th houses of the muhurta carry the weight of divine grace and past good karma, while the Moon's sign and nakshatra set the emotional tone for the family during the construction period. The Lagna of the muhurta must be strong enough to withstand the event, because a weak Lagna makes the entire undertaking fragile regardless of other factors. You must also check the muhurta against your natal chart, especially the natal 4th house, its lord, and the periods you are running at the time of the foundation ceremony.

What people get wrong is the belief that a single auspicious tithi or nakshatra is enough. A muhurta is not a stamp of approval; it is a snapshot of the sky that becomes the seed of the building's destiny. Many people focus only on the weekday or the Moon's nakshatra and ignore the Lagna, which is the most important part of any electional chart. Others confuse the muhurta for the foundation with the muhurta for moving in, but these are separate events with separate rules. Some astrologers overvalue Jupiter's transit and undervalue the Moon, yet the Moon is the fastest-moving planet and the primary indicator of the mind and the public reception of the house. Another common error is ignoring the 8th house of the muhurta, which rules accidents, structural defects, and hidden problems. A good muhurta cannot override a bad natal period, and a bad muhurta can ruin a good one. The honest approach is to treat the muhurta as a necessary but not sufficient condition, and to check the entire chart, not just one or two combinations.

Which houses and karakas rule the start of construction?

In Parashari muhurta, the 4th house is the primary significator of the house, land, and the emotional security of the family. The 4th lord must be well-placed in the muhurta chart, preferably in a kendra, trikona, or in its own sign, and free from the aspect of malefics like Saturn, Mars, Rahu, or Ketu. The 12th house and its lord govern the expenditure involved in construction; a strong 12th lord in a good house indicates that the money spent will not be wasted, while a weak 12th lord can lead to cost overruns and disputes with contractors. The 2nd house and its lord represent the family's savings and the value of the property; a benefic 2nd lord in the muhurta chart ensures that the house becomes an asset rather than a liability. The 11th house and its lord show the gains from the property, including rental income, appreciation, and the family's ability to enjoy the house. The 5th house and the 9th house are the houses of luck and dharma; their lords and any benefic aspects on them indicate whether the construction will proceed without divine obstacles.

The karakas for construction are Mars, Jupiter, Venus, and the Moon. Mars is the karaka for land, property, and the physical act of construction, so Mars must be well-placed in the muhurta chart, not debilitated, not in the 6th, 8th, or 12th house, and not combust. Jupiter is the karaka for wisdom, expansion, and the sanctity of the home; a strong Jupiter in the muhurta chart, especially in a kendra from the Lagna, blesses the construction with good fortune. Venus is the karaka for comfort, aesthetics, and the quality of life in the house; a well-placed Venus in the muhurta chart ensures that the house will be pleasant to live in. The Moon is the karaka for the mind and the mother; the Moon should be in a sign that is not in a dusthana (6th, 8th, or 12th) and should be in a nakshatra that is not considered inauspicious for building, such as the nakshatras of the 6th, 8th, or 12th lords of the muhurta chart. The 6th house and its lord represent obstacles, enemies, and disputes; a strong 6th lord in the muhurta chart is not necessarily bad, but a malefic in the 6th house can cause legal issues with the land or conflicts with neighbors.

The Lagna of the muhurta chart is the foundation of the entire election. The Lagna lord must be strong, well-placed, and not in a dusthana. A Lagna in a kendra or trikona with a benefic aspect is ideal. The 10th house of the muhurta represents the actual work of construction; the 10th lord should be well-placed and supported by benefics. The 7th house represents the partner or the contractor; a strong 7th lord ensures that the builder or contractor will be reliable. The 3rd house represents the family's courage and the physical labor involved; a weak 3rd lord can lead to delays and lack of initiative. The 5th house also represents the family's past good deeds; a strong 5th lord in the muhurta chart indicates that the construction will be a source of merit rather than a burden.

What combinations in the muhurta chart make a good or bad start?

A good muhurta for starting construction has the Lagna in a kendra or trikona, with the Lagna lord in a kendra, trikona, or in its exaltation sign. The Moon should be in a kendra or trikona from the Lagna, and the Moon's nakshatra should be one that is not in the 6th, 8th, or 12th from the Moon's own nakshatra. Jupiter should be in a kendra from the Lagna, or aspecting the Lagna, the 4th house, or the 4th lord. The 4th lord should be in a kendra or trikona, and not in the 6th, 8th, or 12th. The 12th lord should be well-placed, because the 12th house is the house of expenditure; a strong 12th lord in a kendra or trikona indicates that the money spent will bring lasting value. The 11th lord should be strong, as it shows the gains from the property. A benefic planet in the 4th house, such as Jupiter, Venus, or a well-placed Mercury, is a strong positive indicator. The 5th and 9th lords should be in a kendra or trikona, or in mutual aspect, to ensure divine support.

A bad muhurta has the Lagna in a dusthana, or the Lagna lord in the 6th, 8th, or 12th house. The Moon in the 6th, 8th, or 12th house, or in a nakshatra ruled by a malefic, is a clear negative. The 4th lord in the 6th, 8th, or 12th house, or under the aspect of Saturn or Mars, indicates structural problems, delays, or disputes over the land. The 12th lord in a dusthana, or in the 6th house, can lead to excessive expenditure or theft of materials. The 2nd lord in the 6th, 8th, or 12th house indicates loss of wealth. The 11th lord in a dusthana means the house will not bring the expected gains. A malefic in the 4th house, especially Saturn, Mars, Rahu, or Ketu, is a strong negative for the house's stability and the family's peace. The 6th lord in the Lagna or in the 4th house can cause legal problems or disputes with the government. The 8th lord in the Lagna or in the 4th house is a serious indicator of accidents, hidden defects, or even death associated with the property.

The tithi, vara, nakshatra, and yoga of the muhurta also matter, but they are secondary to the Lagna and the Moon. A tithi that is not in the 6th, 8th, or 12th from the Moon's tithi is preferable. The vara should be ruled by a benefic planet, such as Jupiter, Venus, or Mercury, unless the Lagna and Moon are exceptionally strong. The nakshatra of the Moon should be one that is not in the 6th, 8th, or 12th from the nakshatra of the Lagna lord. The yoga and karana should be free from malefic influences. However, these factors are only meaningful if the Lagna and the 4th house are strong. A perfect tithi with a weak Lagna is useless, while a strong Lagna with a slightly imperfect tithi can still work well.

Strongest and weakest chart versions of this muhurta

The strongest chart for starting construction has the Lagna in a kendra or trikona, such as Aries, Cancer, Leo, Libra, Scorpio, Sagittarius, or Pisces, with the Lagna lord in its own sign, exaltation, or a friendly sign. The Moon is in a kendra from the Lagna, in a nakshatra ruled by a benefic, and not in the 6th, 8th, or 12th house. Jupiter is in a kendra from the Lagna, or in the 4th house, aspecting the Lagna and the 4th lord. The 4th lord is in a kendra or trikona, and the 4th house receives a benefic aspect from Jupiter or Venus. The 12th lord is in a kendra or trikona, indicating that the expenditure will be fruitful. The 11th lord is strong, and the 5th and 9th lords are in mutual aspect or in kendras. The 6th, 8th, and 12th lords are weak or in their own signs but not in the Lagna or the 4th house. In this chart, the construction will proceed smoothly, the family will be happy, and the house will appreciate in value.

The weakest chart has the Lagna in a dusthana, such as Taurus, Gemini, Virgo, or Capricorn, with the Lagna lord in the 6th, 8th, or 12th house. The Moon is in the 6th, 8th, or 12th house, or in a nakshatra ruled by Saturn, Mars, Rahu, or Ketu. Jupiter is in a dusthana, or in the 6th, 8th, or 12th house, and does not aspect the Lagna or the 4th house. The 4th lord is in the 6th, 8th, or 12th house, or under the aspect of a malefic. The 12th lord is in the 6th or 8th house, indicating waste or loss.

Timing: when does it happen

The event manifests when the Mahadasha and Antardasha lords connect to the fourth house, its lord, Mars, or Saturn. The fourth lord operating its major or sub-period is the primary trigger. If the fourth lord is placed in a kendra or trikona from the lagna or Chandra lagna, its dasha delivers the result efficiently. Mars dasha, as Bhoomi Karaka, initiates land acquisition and ground-breaking regardless of its lordship, provided it is not combust, debilitated in the rasi chart, or severely afflicted in the relevant divisional. Saturn dasha constructs the structure; it times the physical raising of walls and roof. Venus dasha activates the finishing, furnishing, and occupation phase.

Antardasha sequence refines the sequence. Fourth lord Mahadasha with Mars Antardasha breaks ground. Mars Mahadasha with fourth lord Antardasha purchases the plot. Saturn Antardasha under any of these major periods pours concrete and erects steel. Jupiter Antardasha sanctions permits, releases loans, or brings the architect. The Pratyantar dasha of the transit lord sealing the muhurta fixes the week.

Transits confirm the window. Saturn transiting the fourth house from natal Moon or lagna forces construction through necessity — repair, expansion, or relocation. Saturn over natal Mars triggers land deals. Saturn aspecting the fourth house or fourth lord by third, seventh, or tenth aspect obliges structural work. Jupiter transiting the fourth house, fourth lord, or Mars expands the footprint; it approves the plan and funds the budget. Jupiter in the second or eleventh from the fourth house releases the capital. The double transit — where Saturn and Jupiter simultaneously aspect the fourth house, fourth lord, or Mars — narrows the auspicious month.

Maturity ages of the karakas act as biological deadlines. Mars matures at twenty-eight. The first serious property impulse often arrives near this age if Mars is capable. Saturn matures at thirty-six. Permanent, brick-and-mortar ownership typically solidifies after this threshold. Venus matures at twenty-five; the desire for a personal dwelling peaks here. The fourth lord matures at the age equal to its natural number — Sun at twenty-two, Moon at twenty-four, Mercury at thirty-two, Jupiter at sixteen, Venus at twenty-five, Saturn at thirty-six. If the fourth lord is Saturn, the thirty-sixth year is decisive. If the fourth lord is Mars, the twenty-eighth year opens the door. These ages are not calendar predictions; they are developmental checkpoints where the native gains the capacity to execute the karma shown by the planet.

The muhurta chart itself must show a strong lagna, preferably a fixed sign (Taurus, Leo, Scorpio, Aquarius) for stability. The muhurta fourth house must be unafflicted. The muhurta Mars and Saturn must be placed in kendras or trikonas from the muhurta lagna, not in the sixth, eighth, or twelfth. The muhurta Moon must be waxing, in a friendly sign, and free from Kemadruma yoga. The selected Tithi avoids Rikta (4th, 9th, 14th) and Nanda (1st, 6th, 11th) for foundation; Jaya (3rd, 8th, 13th) and Purna (5th, 10th, 15th) support completion. Nakshatra of the muhurta must be fixed (Rohini, Uttara Phalguni, Uttara Ashadha, Uttara Bhadrapada) or soft (Mrigashira, Chitra, Anuradha, Revati). Vara of Mercury, Venus, or Saturn is preferred. Yoga and Karana must be shubha. The muhurta lagna lord must not be retrograde or combust.

What confirms or denies it in the chart

Confirmation requires the fourth lord, Mars, and Saturn to possess Shadbala strength. The fourth lord in exaltation, own sign, or friend's sign, placed in a kendra or trikona, guarantees the native builds. If the fourth lord joins Mars or Saturn in the fourth, tenth, or eleventh house, the yoga is Bhoomi Yoga — property is certain. Mars in the fourth house aspects the seventh (contracts), tenth (career/action), and first (self). This Mars drives the native to acquire land. Saturn in the fourth delays but ensures durability; the native builds late but the structure lasts. Venus in the fourth or aspecting it adds comfort, aesthetics, and resale value.

Denial arises when the fourth lord sits in the sixth, eighth, or twelfth house without benefic association. The native rents perpetually. Fourth lord combust the Sun loses authority over the asset; the father or government controls the property. Fourth lord debilitated with no Neecha Bhanga yields litigation or structural defects. Mars debilitated in Cancer in the fourth house creates a Kuja Dosha variant specific to property — the native buys but cannot retain, or the land remains vacant. Saturn debilitated in Aries in the fourth produces unstable foundations, cost overruns, and abandonment.

Affliction to Mars by Rahu or Ketu in the rasi chart distorts the land karma. Rahu conjunct Mars in the fourth creates Angaraka Yoga — disputes, encroachment, or illegal construction. Ketu in the fourth with Mars severs the native from the dwelling; they inherit but sell, or build but relocate. The Arudha Pada of the fourth house (A4) afflicted by malefics shows the public perception of the home is flawed — haunted reputation, legal cloud, or unsellable.

Check the Ashtakavarga bindus in the fourth house from lagna and Moon. Less than twenty-five bindus in Sarvashtakavarga indicates weak support for property matters. The fourth house from Mars (Bhavat Bhavam principle) must also hold bindus. If the fourth lord contributes zero bindus to its own house in its own Bhinnashtakavarga, the planet refuses to deliver its signification. Vimshottari Dasha of a planet owning the twelfth from the fourth lord (the loss of the fourth) triggers sale, demolition, or forced evacuation. The native must not initiate construction during the dasha of the twelfth lord from the fourth lord unless that planet is also the fourth lord or a benefic in the fourth.

The divisional chart to check

The Chaturthamsa (D-4) is the exclusive divisional for immovable property, residence, and vehicles. The D-4 lagna determines the quality of the dwelling. A fixed sign rising in D-4 (Taurus, Leo, Scorpio, Aquarius) confirms a permanent, owned structure. Movable signs rising indicate frequent relocation or rental. Dual signs indicate mixed tenure — owned land, leased building, or vice versa.

The D-4 fourth house and its lord replicate the rasi fourth house analysis. The D-4 fourth lord must be strong, unafflicted, and placed in a kendra or trikona from D-4 lagna. Mars and Saturn placement in D-4 is critical. Mars in a kendra in D-4 gives the power to acquire. Saturn in a kendra in D-4 gives the power to retain and maintain. If Mars and Saturn conjoin or mutually aspect in D-4 kendras, the native builds a substantial property portfolio.

Planets occupying the D-4 fourth house modify the result. Sun brings government quarters or ancestral property. Moon brings water-front or maternal inheritance. Mercury brings commercial-residential mix. Jupiter brings large, spacious, or multiple dwellings. Venus brings luxury, aesthetics, and comfort. Rahu brings unconventional architecture, foreign location, or legal complexity. Ketu brings old, renovated, or spiritual-use property.

The D-4 Arudha Lagna (AL) and A4 (Arudha of fourth) show the manifest reality. Malefics in the third or sixth from D-4 AL protect the asset. Malefics in the twelfth from D-4 AL drain it. The D-4 Vimshottari Dasha runs parallel to the rasi dasha. The event occurs when the rasi dasha lord and D-4 dasha lord both connect to their respective fourth houses. If the rasi fourth lord runs its dasha but the D-4 fourth lord is in the sixth, eighth, or twelfth in D-4, the construction starts but stalls at the foundation or lintel level. The D-4 confirms the completion; the rasi times the initiation.

Remedies and right action

Before breaking ground, the owner must clear the site of debris, thorny plants, and any buried waste. Walk the perimeter clockwise three times while reciting the Vastu Purusha mantra or simply maintaining silence with intention. Place a copper kalasha filled with water, nine types of grain, a silver coin, and a piece of turmeric at the Brahmasthana — the geometric centre of the plot. Cover it with a coconut wrapped in red cloth. This anchors the devata of the land.

Engage a qualified sthapati or senior mason who knows the ayadi calculations for the building's perimeter. The first excavation must begin in the northeast quadrant, moving toward the southwest. The first brick or stone is laid in the southwest corner of the foundation trench, not the northeast. Pour a mixture of milk, curd, ghee, honey, and ganga jal into the trench before the first concrete pour. The owner or eldest son places the first brick with the right hand, thumb touching the middle finger — the prithvi mudra.

During construction, no worker should urinate, defecate, or spit on the site. A temporary toilet must be placed outside the vastu purusha mandala, preferably in the northwest. No leather items, footwear, or menstruating women enter the active foundation area until the plinth beam is complete. The mixer and cement bags stay in the southeast. Steel bars stack in the southwest. Water source or tank sits in the northeast. Violating these placements creates dosha that no later puja can fully remove.

On the day the main door frame is fixed, perform the dwara puja. The frame must arrive on site before sunrise. Apply turmeric and kumkum to the threshold. Tie mango leaves and a toran of marigold. The owner stands on the threshold facing inward, holding a betel leaf with areca nut, coin, and flower. He steps across only after the priest signals. No one crosses that threshold again until the griha pravesh muhurta. The main door must open inward at 90 degrees, hinged on the left when entering.

After roof casting, feed 11 brahmins or 11 labourers with kheer made from the same grain stored in the kalasha. Distribute the remaining grain to birds at the northeast corner. Plant a neem or peepal sapling in the southwest if space allows; otherwise, a tulsi pot on the northeast balcony. The first night the family sleeps in the house, the head of household lights a ghee lamp at the Brahmasthana and keeps it burning until sunrise. No electric light replaces this. The house is now alive.

Common questions

Can construction start during Pitru Paksha or Shraddha days? No. Pitru Paksha is for ancestral rites, not new beginnings. The pitru loka is active and the atmosphere supports dissolution, not creation. Starting then invites delays, cost overruns, or structural defects. Wait for the next shukla paksha after Mahalaya Amavasya. If the land was purchased during Pitru Paksha, perform tarpan first, then wait for the next favourable muhurta.

What if the only available muhurta falls on a Tuesday or Saturday? Tuesday and Saturday are not prohibited for construction start if the tithi, nakshatra, and lagna are strong. Mars and Saturn rule structure and foundation. A Tuesday with Mrigashira nakshatra and fixed lagna works well for excavation. A Saturday with Uttara Phalguni and movable lagna suits foundation laying. Check the panchanga for the day's overall strength, not just the weekday.

Does the owner need to be physically present at the muhurta moment? Yes. The owner or the person whose name is on the title deed must place the first brick or start the excavator. A proxy weakens the sankalpa. If the owner is abroad, the eldest son or spouse whose name is also on the deed performs the act. Video call does not substitute. The physical body carries the karma; the intention rides on the breath at that moment.

How to handle a plot with a T-junction or road hitting the northeast? A road hitting the northeast is actually auspicious — it brings prana. A T-junction hitting the southwest or southeast is dangerous. If the plot has a southwest T-junction, build a 6-foot solid boundary wall first, then plant a row of bamboo or ashoka along it. The main gate shifts to the northeast or north. The muhurta for wall construction differs from house construction; choose a fixed lagna for the wall.

Can we use the same muhurta for borewell digging and house foundation? No. Borewell is a water source — it needs a water-favourable muhurta: Monday, Wednesday, or Thursday with Jyeshtha, Revati, or Shatabhisha nakshatra. Foundation needs earth-favourable muhurta: fixed lagna, Rohini, Uttara Phalguni, or Uttara Ashadha. Doing both on the same day mixes tattvas. Dig the borewell first, cap it, then wait for the foundation muhurta. Minimum gap: three days.

What if the construction halts for months after the foundation muhurta? The muhurta loses potency if work stops beyond 40 days. Restart requires a punararambha muhurta — not the original one. Perform a small puja at the Brahmasthana: offer water, flower, and incense. Recite the Vastu Purusha mantra 108 times. The mason places one new brick on the existing foundation with fresh mortar. The lagna for restart must be movable or dual, not the original fixed lagna.

This placement in your chart

Everything above is the general case. Whether your Jupiter in the 1st house is the Yogakaraka version or the afflicted one depends on your ascendant, its degree, its nakshatra, the aspects it receives and the dasha you are running — all of which are computed, not guessed, in a Bhyrav reading. A 30-minute session covers this placement and every question that hangs off it, with dates. Book a reading — ₹999, or if you are an astrologer, see the software that computed this page.
